1,088 acres. One title. One owner. Half an hour from a capital city, and closed to the public for generations.
One mountain, in one freehold title
Lot 3 on RP208443 covers 440 hectares of the D'Aguilar Range in a single freehold title, rising from 125 metres at its southern tip to 520 metres mid-site. It has been held in one ownership for decades. A holding of this size, this configuration and this close to a capital city could not be assembled from separate parcels today.
It adjoins a national park
The estate shares its boundary with D'Aguilar National Park. Permanent creeks of the upper Pine River system run through rainforest gullies to rock pools and falls. From the high ground the outlook carries across the coastal plain to Brisbane, Moreton Bay and the Glasshouse Mountains — a view held in place by the national park beside it, which cannot be built out by anyone.
What is proposed
A tourism, sport, recreation and eco-wellness estate: a six-star eco resort and wellness village, mountain-based sport and recreation on the existing track network, public-access attractions including a cable car, a mountain lookout and the 1,000 Steps, and approximately 220 hectares — around half the holding — proposed as a conservation reserve.
The reserve is conditional upon approval of the integrated estate. If the development does not proceed, the reserve does not arise.
The visitor market, in the Council's own figures
The City of Moreton Bay's investment agency reports 4.6 million annual visitors against only 204 full-service hotel rooms, and states that demand for short-term accommodation "could support an additional 10 hotels and more than 1,500 rooms right now." It describes "significant visitor leakage" arising from an absence of hotels, with 3.7 million day visitors against 867 thousand overnight.

Brisbane 2032
Queensland hosts the Olympic and Paralympic Games in 2032. The estate is conceived to be complete and operating before the Games and to continue operating afterwards as a tourism destination. It is not proposed as a Games venue and is not near one.
Conservation at the centre
Approximately half the holding is proposed to be secured as a conservation reserve, adjoining the national park, with public access as a proposed and intended outcome. For the first time the mountain's trails, creeks and lookout would be open to the community.
